5th Amendment to the CCRs and General Reminders

We are writing to inform you of the recently approved 5th Amendment to the CCRs, which was approved during the Board meeting on November 20th, 2024. These updates are designed to enhance the functionality, compliance, and overall appearance of our community.

Highlights of the 5th Amendment:

    1. Leasing Restrictions, Registration, Compliance & Notice of Intent to Lease:
    o The leasing cap will remain at 15%. 3-year residency required before leasing.
    o All lease agreements must adhere to the updated registration and compliance requirements outlined in the amendment.
    o Homeowners must complete the Leasing Application Form and receive an approval letter to be considered within the leasing cap and avoid potential violations. Please allow for 2-4 weeks for applications to be returned with a decision letter.
    2. Section 2.5 (e) Trash Container Placement:
    o Trash containers may be stored at the front, side of the home, or inside the enclosed garage.
    o If stored on the driveway, containers must be neatly placed side by side, parallel to each other, under the front eave of the home on the concrete portion of the driveway.

General Compliance Reminders:

    Running Businesses from Garages: Operating a business from your garage is not permitted per the CCRs. Please ensure all home-based business activities comply with HOA regulations to maintain harmony in our community.
    Trash and Recycling: Ensure trash and recycling containers are stored according to the updated placement guidelines. Improper placement can lead to compliance notices.
    Lawn Maintenance and Decor: Regular lawn maintenance during the winter season can help prepare for spring growth! If you have any questions regarding standards for the exterior of your home, feel free to reach out to the ACC team or reference your community design guidelines. <
